Benefits of Prefab Houses for All Your Domestic Needs

Prefabricated or prefab homes consist of pre-built parts which are simply assembled at the site to make a new home. Prefab homes have become very popular in the recent years due to many advantages over conventionally constructed homes, even though there are both pros and cons associated with such houses. The following paragraphs describe both advantages as well as disadvantages of prefab houses. They are the ideal modular houses that people now consider to be quite trendy as they can customize the designs and fitting according to their budget in this respect.

  1. Prefab houses score high on quality because the units are constructed in factories having high-end tools and materials which are not available with conventional workmen. The units are also built according to specific quality standards and undergo many quality control tests in the factory. This is simply not possible in case of houses built on-site.
  2. Prefab houses come in a plethora of design types and plans. This allows the customers a wide range of options. They can also customize the house plans according to their requirements. It does not matter whether you need a prefab home with a single or with multiple rooms, as you can get your customized segments with drawing, kitchen rooms and with bathroom with the right amount of effort.
  3. The construction time is much less than conventional on-site constructions because the pre-fabricated units simply need to be assembled and connected to the electrical and other utility lines. This is because there are no issues of inclement weather, shortage of material, laborers on holiday, etc. which delay construction. The construction of the foundation can run parallel to the construction of the home units at the factory.
  4. The cost of prefab homes is less than traditionally constructed homes. This is because prefab homes are built using materials which are usually bought in bulk by the manufacturer at a good discount.   Furthermore, the assembling of the units of a prefab house requires less number of workers for lesser days as compared to traditional construction projects.
  5. Prefab homes are environment friendly because such homes require lesser materials for construction than conventional homes. The excess materials are recycled and reused in other prefab homes. This assures minimal wastage of materials which has a good impact on the environment.
  6. Prefab homes are constructed in controlled environments in factories. This results in more efficient construction featuring tight joints which allow minimal air infiltration and escape. This, along with energy efficient windows results in better insulation and a subsequent reduction in the energy costs. People now choose from penalized homes and modular prefab homes to get the energy cost reduction in many respects.

Limitations

  • The land on which the prefab home is put up needs to be owned by the home’s owner. Thus, the land need to be bought first before assembling a prefabricated home on it. Permit for building a prefab home must also be obtained from the authorities.
  • The cost of the factory floor space where the units of the prefabricated home are being constructed adds to the final cost of the home.
  • Construction loan taken for building a prefab home must be cleared before moving into the house. This means that the person needs to pay in installments as the construction proceeds. On the other hand, buying an existing house requires the buyer to make a down payment and pay the remaining amount in installments over a period of time.
Moreover, with the idea of prefab houses, there is also a problem regarding major transportation cost and other charges such as crane service for putting the house into position can result in a significant increase in the expenses.
